ENGINEERING
Draw proposed plot plan for house location and septic design. Supply
a benchmark for top of foundation and stake house on lot. Draw certified
plot plan after foundation is poured.
SITE WORK
Clear and grub construction site (cellar and garage hole plus 20' to
25' radius, digging cellar and garage holes, clearing and cuts for
driveway, all site regarding necessary, backfilling of foundation
and setting of finish grades. This includes all machine and trucking
time as well as all dumping fees.
FOUNDATION
Eight inch (8") 3,000 psi poured concrete walls on top of 16"x
8" footings. Four inches (4") 3,000 psi poured concrete
cellar floor. Lally pad footings of poured concrete will be 30" x 23"
x 12", Anchor
bolts 1/2"x 12 , 8' O.C. five Duraform wooden basement windows
with screens attached. Garage entry doors will be dropped 6" into
cement wall if needed. All Foundations will have perimeter drains piped
to a 7" main drain located at street/storm drain
SEWERAGE
Septic system will be constructed to meet all requirements for Massachusetts
Title Five and the current local Board of Health guidelines for a
(4) bedroom house. The system includes a 1,500 gallon septic tank
to a distribution box to a leaching field.
WATER SERVICE
Town water supply. Includes connection at street, 1" line in
from street and all permit fees.
LUMBER
All construction Grade "A" kiln dried Spruce, red cedar clapboard
on the entire home 3 1/2" to the weather, rough side out. Frame
stock as follows: 2"x 6" pressure treated sill with insulated
seal, 2" x 10" floor joists, 3/4" CDX fir plywood
decking - glued and nailed, 2"x 4", 16" O.C. exterior
wall studs, 2"x 4", 16" O.C. interior wall
studs, 2"x 10" ceiling joists and rafters, 1/2" CDX
fir plywood sidewall and roof sheathing. Exterior trim will be primed
pine with 12" raised panel corner boards on front of main house,
8" corner boards on remainder. There will be 8" built out
rakes with two-piece crown molding. All front and side windows will
be trimmed with 5/4" by 4" pine trim with crown molding pediments.
ROOF -GUTTERS
Architectural grade (Woodscape) asphalt shingle roof in weathered wood
or Black with a 25 year limited warrantee and aluminum gutters and
downspouts. Rolled ridge vent and drip edge venting included to
provide ventilation as needed. All roof gutters will be discharged
into foundation perimeter drain.
WINDOWS
Thermopane clad casement windows by "ANDERSON" with screens
and six over six grills attached.
EXTERIOR DOORS
The front door will be a 3'0"x 6'8" Fiberglass door by " "ANDERSON" with
screens and grills included.
ELECTRICAL
Everything per code with a 200 amp service, washer/dryer outlets
provided on the first floor, doorbell included for the front door
only, two
double flood lights,(2) outside plugs, (2) plugs in the garage and
smoke detectors included as required, Also included will be: (1)
post lights o be located no more than 100' from front of house, (5)
T.V. jacks, (5) phone jacks "Decora" switches and plates
throughout, a wrap around fluorescent in the master walk-in, a chicklet
light in the laundry room, a fan/light combination in each bath (vented
outside), (10) recessed lights, wiring for the condensers,
(2) paddle fans (master bedroom and family room) whirlpool circuit
Light fixture allowance of $3,500.00 to be chosen at Light and Leisure
Kingston Mass.
PLUMBING
Two full and one half bathrooms as per plan.
Master
bath: Tiled corner shower unit with custom Glass door and Kohler 5'
corner Whirlpool White elongated bowl toilet by
Mansfield and (2)
white china undercount sinks with "Moen Traditional" specialty
faucets, model 5931/14705 in chrome. There will be an "American-Carolina
7236" whirlpool included with a "Moen Traditional" tub
filler, model 6993/14705. There will be a 3/4" water line to
whirlpool and shower!
Powder room: White elongated bowl "Kohler -Portrait" toilet
and "Portrait" pedestal sink with "Moen -Traditional" custom
faucet, model 5954/14715 in chrome.
Main Bath: Fiberglass tub unit
by "Aqua Glass", model #AG6088 in white with Moen "Monticello" 2347
valve and Moenflo 40 head. White elongated bowl toilet by Mansfield" and
(2) "Corian" integral bowl sinks with "Moen Monticello"
specialty faucet, model 4570CP/97373 in chrome and brass.
Kitchen: A bowl and 1/2 "Kindred -KSCXL/RU" stainless
steel undermount
sink will be installed in kitchen with a "Moen " 7385-C chrome "One
Touch" faucet. All fixtures are priced in white. Front and rear,
frost proof outside faucets provided.
BATHROOMS
Package includes four bath accessories in chrome;, two towel bars and
a toilet paper holder
HOT WATER
WARM AIR A/C
"Gas" fired Hydro-Air heat with air conditioning with (2) complete
systems. System is designed to maintain a 70-degree temp at 0 degree
with 15 MPH winds. Hot Water supplied off hot water boner with
50-gallon storage tank
INSULATION
Six (3-1/2") fiberglass batts installed in the walls and floors
for an R19 insulation factor and nine (9")
fiberglass batts installed in the ceiling for a R30 insulation factor.
All bath and laundry walls get 1/2" batts for soundproofing and the
Garage house walls and ceiling get insulated as the room over is finished.
INTERIOR DECOR
All windows trimmed put with 3 1/2" Stratford casing with pine
sills and 1"x 6" baseboard throughout.
Woodwork and door have a first coat Prime and two finish coats of White
high gloss paint. Walls are primed first and painted with two-finish
coats eggshell. All ceilings have a light textured finish. There are
cathedral ceilings in the Foyer family room , and the master bath,.
There will recessed
raised panels in the dining room - Foyer and up one side of stairway.
INTERIOR DOORS
Six panel smooth Solid core Masonite doors with
3 1/2" Stratford
casing
all with Brass Plymouth style knobs.
KITCHEN & BATH CABINETS
Kitchen and bath cabinets and countertops are Customers Choice from
Builders Supplier (Wood Palace Kitchens Lakeville Mass 508-947-1945)

KITCHEN & BATH FLOORING
Oak flooring includes a sealer, and two coats of polyurethane (1
high gloss & 1 satin) and is included in the Entire First
floor Main Stairway and second floor hallway. All baths will
get ceramic tiled
floors; Tile will carry a $10.00 per sq. ft. Installed allowance.

FINISH FLOORING
Package includes wall-to-wall carpeting in all of the bedrooms, selections
available from (Central Carpet Kingston Mass) with an applied allowance
of $22.00 per square yard installed.
EXTERIOR PAINTING
All trim and clapboard will have a primer coat, and two finish coats
of solid color stain.
DECK
Pressure treated and Mahogany as per plan

Raised panel and vinyl, included on front of house.
DRIVEWAY
Cuts and fills,
preparation work, base coat of asphalt and finish coat of asphalt. Includes
a fully paved 12' driveway from street to garage, were it will widen into
a 2-car width, a suitable turnout.
MASONRY
Fireplace is 6' wide and' has a Rumford style opening, flush hearth,
Heritage brick interior and two flues. Brick front stairs and walkway
LANDSCAPING
25 healthy shrubs along front of house, 25 yards of bark mulch for
the beds and remaining disturbed areas. All Disturbed areas will
be loamed and Hydro seeded. Areaways are installed around basement
windows if needed. Also included is an underground irrigation system
set to an automatic timer
GARAGE
Insulated complete and Sheet rocked complete trimmed out and painted
a china white. There is a 4", 3 000 psi poured concrete floor
Two 9 'x 7' Thermalwane" garage doors with transom windows above.
Also included will be remote garage door openers with an operator
for each Door.
EXTRAS
Any item not mentioned above will be considered an extra and Builder
will determine prices on a "per plan" basis. Builder is not responsible
for
changes unless a change of work order has been signed. All extras will
be paid for when ordered.
These specifications are to be considered a permanent
part of the purchase and sale agreement.
