- PERMITS
Builder to obtain all necessary permits.
- CLEARING
Clear trees necessary for dwelling & driveway construction
and remove stumps.
- GRADING
Ground surrounding dwelling will be pitched so that water runs away
from dwelling. Grade all disturbed areas, hydro seed and/or wood chip.
- EXTERIOR AREAS/LANDSCAPING
a. Brick walkway set in stone dust or sand to be installed from edge
of driveway to front step.
b. Landscape as per plan.
Lawn graded w/ screened loam and Hydro seeded 25' around dwelling.
c. Front steps 5' x 6' to be brick step with blue stone treads.
d. Foundation perimeter drain to be installed as per site plan and
Town of Cohasset regulations.
e. Lawn irrigation system to be installed. System to be installed per
contractor specs. $4000 allowance.
- DRIVEWAY
Bituminous asphalt driveway (3 inches) to be constructed from edge
of roadway widening to Three-car width approaching garage doors or
per approved
Site/Conservation Plan.
- PUBLIC WATER AND PRIVATE SEWER
a. Town water will be connected from town main to house with
1" copper
tubing
b. Dwelling to be connected to Private Sewer System
- FOUNDATION WALLS AND FOOTING
All walls 7'6" high poured to 10" width on 8" x 20" footings.
Tops of walls to have anchor bolts for sill installation.
- CONCRETE FLOORS
a. Basement and garage floors to be 3-4" thick poured concrete.
b. Garage floor to pitch towards garage doors.
- FRAMING, EXTERIOR TRIM, SIDING AND ROOFING
a. House to be built to meet State and Local Building Code requirements.
b. All floor joists and rafters to be framed 16" on center
or as per plan.
c. 3/4" tongue and groove plywood, nailed and
glued sub floor.
d. Fire blocking installed where required.
e. Exterior walls framed 2" x 4", 16" on center, 9'
ceiling height on first floor only. 1/2" CDX plywood sheathing
on exterior walls and roof.
f. Interior walls framed 2" x 4", 16" on center.
g. Roof shingles to be IKO, or equal, architectural style with 25-year
warranty. Ice and water shield where necessary, aluminum drip edge
along all eaves and gables. Step flashing where necessary.
h. All window flashing to be aluminum.
i. Chimney flashing to be lead.
j. Cedar FJ and factory- primed clapboard siding (1/2" x 6",
4"-4-1/2" exposure).
k. Exterior trim to be finger jointed primed pine.
l. Type, or equal, house wrap to be installed beneath all exterior
siding.
m. Continuous ridge vent and suffix vents.
- WINDOWS AND EXTERIOR DOORS
a. All door and window openings as per plans.
b. All windows on plan to be Bonneville or equal with wood interiors & 3
1/2x5/4 exterior trim. Ashes to have Low E Argon gas, double thermo
pane,
with full screens and. pop in grills. All double hung windows to
tilt in.
c. Front door to be a 3' x 6' x 8" steel insulated door with two
14" side lutes.
- EXTERIOR PAINTING
a. All trim to be painted two coats of latex exterior trim paint. Exterior
doors and jambs to be painted two coats of latex paint.
b. Clap boards to be stained two coats of oil-based solid body stain.
- CHIMNEY AND FIREPLACE
a. Fireplace in family room to be standard brick with double flue.
Flush Hearth.
b. Mantle to be Buyer's choice from Builders selection.
- PLUMBING
a. Bath fixtures to be American Standard or equal. Color to be white.
